Been living in this new condo since Oct 2023. Been a year. Love the swimming pool as it is nice, big and spacious. Lots of space to swim around and enjoy the big pool even on weekends esp Sundays (even though there are kids and families). This is because there are also multiple smaller pools, jacuzzis and onsen tubs that the families and kids can enjoy too. PLUS, separate kids pools and play ground. So everyone is well spread out and never too crowded. I personally enjoy the jaccuzis and onsen tubs at night, where there are very few people. It is usually nice, quiet and peaceful. A great way to end the day before I sleep. My unit faces the pool so I can see it clearly. Noise levels of course when there are more people in the pool, it definitely becomes noisier. To be fair, the noise level is still within acceptable levels i.e. no constant irritating screaming and shouting. The estate is very big. Big enough and spacious to walk around. Enjoy the morning and evening walks, where there is usually a nice breeze. Because of how the condo estate is angled, the sun is not too strong or too hot as well. There is a very close knitted, friendly, responsible and welcoming dogs community here. Nearby surrounding amenities there are multiple "mama" shops. A short 5mins leisure walk, there are a few provision stores. As well as a coffee shop (food is not bad esp the Chinese zi char stall). 15mins walk can reach Kovan Heartland mall and also Hougang mall in the other direction. Of course, there are several buses to reach these malls. So far the experience for me as a resident this past 1yr isn't bad. Pretty good!

Florence residence is a beautiful development. Many friends and families and even Carousell buyers who came here commented that our project is one of the nicest he has seen. To be honest we have the best swimming pool design and landscape. We get it that competitors and agents want to bring us down by writing negative comments. Whistleblower if you are a resident here and if you are very unhappy please get out. We don’t need such bad vibes from people like you. Also, please self exit from all Florence group chat.

Just TOP project. Huge development with ample facilities. Love the featured swimming pool.

There are many mega developments in Singapore but The Florence Residences stood out from the crowd. It is a development that brings lifestyle into your doorstep, without compromising the interior finishing and configurations. There are many one of its kind facilities within the estate such as Wellness Salt Pool, Water Tipping Buckets, Trampoline, Sparring Ring, Hydrotherapy Cove Pool, Aqua Bike, Aqua Moonwalker just to name a few. There are total 128 facilities though some are not really a facility per se, but truly, it has a lot to offer where other condos and projects really pale in comparison. I was attracted very much to the water elements within the estate, as this will inevitably create a resort-feel like home living. Though it is not really adjacent to any MRT station, but it is within walking distance to 2 MRT stations, and within the vicinity, there is a myriad of eateries and cuisines which this location is well known for. Great for own stay because of the facilities and amenities, and great for investment too, close to many great schools, future “silicon valley” and also the new MRT line which is in the making.

The gym is far too small for a Condominium that is hosting 1.2k units because at max it can hold 10 people and that's already very crowded. The condominium has sold all of its unit but only 40% people moved in and it's already very packed. Please consider expanding the gym that can hold at least 25 people.
