F. Y.This estate is probably one of the nicer estates in the area, where you're surrounded by a host of condominiums and shopping malls, while you're a HDB estate. It may be old, but the value ratio on this side of the road, vs the other side, is quite underrated. There are many hawker centres, groceries options, etc, all within walking distance. You're also a short bus ride down towards town. Honestly with the huge land mass this plot of land occupies, I wouldn't be surprised if it eventually gets a higher enbloc potential (bearing in mind, also the larger proportion of residents who are generally a little older).
